New Construction vs. Resale: Why Buy with Ivey Homes
Buying a home is one of the biggest decisions you'll ever make, and the CSRA has no shortage of options. But if you're weighing new construction against an older resale home, there's a lot to consider beyond just square footage and price tag. From the quality of construction to long-term energy savings, a new Ivey Home is built with your future in mind, from the studs out.
Here's why buying new with Ivey Homes gives you an edge that an existing home simply can't match. First off, the incentives.
Ivey Honors Bonus (All Homes)
Every Ivey home qualifies for the Ivey Honors bonus — a $500 credit for active/retired military, first responders, and teachers.
Townhomes: Ivey Homes' townhomes come with a Move-In Ready Package in September worth $9,000 in total incentives, including $4,000 toward Your Home Your Way, $1,000 in blinds, a $1,650 refrigerator, and up to $2,500 in first-year HOA dues.
South Carolina Communities
Forrest Bluff and Windsor: Buyers can use a $4,000 incentive wherever it's needed most, plus an extra $2,000 for homes under contract in September. Select move-in ready homes offer as much as $11,000 in total incentives.
Presales: Presale buyers receive $8,000 in total incentives while locking in 2026 pricing with a move-in date as far out as March 2027.
Georgia Communities
Tillery Park: A $4,000 incentive plus an extra $2,000 for September contracts with select move-in ready homes offering up to $14,000 in total incentives.
Declaration Homes: Buyers get $8,000 in incentives plus $2,000 more for September contracts, reaching up to $10,000 total.
Crawford Creek: Select move-in ready homes offer up to $14,000 in incentives, boosted by an extra $2,000 for September contracts. And with only three homes left in this community, this is a limited opportunity.
Presales: Like South Carolina, Georgia presale buyers get $8,000 in total incentives, locking in 2026 pricing with a 2027 move-in date.
Realtor Bonus Homes
A $2,500 realtor bonus is available on the following homes: 712 Woodvine Drive, 417 Tillery Park Drive, 902 Lillian Park Drive, 1303 Newbern Drive, 1305 Newbern Drive, and 649 Hampton Drive.
PLUS Everything Is Brand New
When you buy a new construction home, everything from the roof to the water heater is fresh out of the box. No wondering how old the HVAC system is or when the roof was last replaced. No guessing games about what's hiding behind the walls. With an Ivey Home, you get modern systems, current building materials, and a home that hasn't absorbed years of wear and tear from a previous owner.
Built Better with IveyWise
Every Ivey Home is constructed with IveyWise, our exclusive approach to building smarter, more efficient homes. IveyWise isn't just a marketing term. It's a set of features and construction techniques that go above and beyond what's required by the International Building Code.
Better Built. An IveyWise home is built using advanced framing techniques, 100% energy-saving light fixtures and bulbs, and programmable WiFi thermostats. These aren't standard in most existing homes on the market, and retrofitting them into an older house can be costly and complicated.
Energy Efficient. Every IveyWise home comes with its own Ivey Energy Saving Label (ESL), a personalized rating that includes a HERS score and the home's average annual energy savings. This rating comes from an independent third-party quality assurance test, so you're not just taking our word for it. You get real, verified numbers on how much you'll save.
Healthier Home.
IveyWise homes are built using low-VOC paint, carpet, and hardwood floor glue, which cuts down on the chemicals that contribute to poor indoor air quality. We also use air barriers and air sealing techniques to keep fumes, allergens, and contaminants from creeping in through the attic or walls. That means better air quality for you and your family from day one.
Personalization Is Part of the Process
Building new means you get a say in how your home comes together. From floorplan selection to finishes, building new construction with Ivey Homes lets you choose a home that actually fits your lifestyle, rather than adjusting your life to fit a house someone else designed.
Protection You Won't Get with a Resale
One of the biggest hidden risks of buying an older home is inheriting someone else's wear and tear with no safety net. With an Ivey Home, that's not a concern. Every Ivey Home comes with a one-year builder's warranty plus a 2-10 extended home warranty, so major systems and structural elements are protected well beyond move-in day. You won't have to roll the dice on an aging roof, HVAC system, or plumbing with zero coverage. Instead, you can move in with real peace of mind knowing your investment is backed.
A Home Backed by a Local Builder
Ivey Homes has been building new home communities across the CSRA for over 20 years. When you buy new with Ivey Homes, you're backed by a builder who stands behind their work and is invested in the neighborhoods we build in.
