What’s the Best Time of Year to Purchase a New Home?

Homes sales in Augusta fluctuate by time of year and seasons.  As a general rule, Spring and Summer are the best-selling seasons with Fall and Winter being a bit slower.  However, there are always anomalies from year to year, and no month ever goes to zero.

Based on our company’s history, October and November are the best months for incentives on existing homes if you can close by year-end.  Sales that close by year-end do two things, 1) revenue for the current year and 2) clear out any inventory so that new starts can occur for Spring delivery and we can keep our trades working through the holidays.

For to be built homes, August and September are good months to go under contract.  This gives us a good base of sales going into the Fall, and our trade partners start slowing down after the Spring/Summer crunch.  We always give preference in the building cycle to homes under contract, but homes can take a little longer to build when the trade partners get crunched in the Summer.  Start the process early if you have a drop dead time to be in the home.

Is this year any different?  Yes, the year-end effect is amplified somewhat.  2012 saw an uptick in new construction nationally.  This caused some costs to rise.  It is anticipated that cost increases will be higher next year as new homes sales continue to improve nationally.  The new T-Splost for road improvements goes into effect January 1st.  This new tax will add on average about $750 to the cost of a new home.  There is fair amount of uncertainty about what income taxes will be next year.  If no provisions are made by Congress, income tax rates will rise next year.  It is preferable to pay this year’s rates versus next year’s higher rates.
