Housing Frenzy Over, Ivey Homes, Augusta Home BuilderWhoa, that was a crazy Summer! Like the weather cools, we are seeing new home prices do the same. Much of the rapid increase in new homes was due to fast escalating material costs, things like lumber, windows, plumbing, etc. Almost every part and piece needed to build a home had some sort of increase or shortage. While other builders stop taking presale aka to-be-built new homes altogether, Ivey Homes kept building, but increased pricing on a trend scale as we watched where material costs were going on a weekly basis.

There is no telling if this is a “forever” calming, but for now, the housing frenzy is over. Now as we see the material cost trends calming, Ivey again reviewed pricing and made some improvements to the base prices in some communities.

The Fall season brings several homes that will be MOVE-IN READY within the next 30-45 days! It is time to take advantage of the new pricing on townhomes and single-family homes AND the extra So Long Summer, Buy Now & Save incentives that are still going on through the end of September!

The million-dollar question in the homebuilding industry is, “are new home prices stable now?” … to be honest, we just aren’t sure, but we are here to give you our best guess as to what we know about the market and the unknown.

  • Demand remains strong for homes in the Augusta River Region.
  • Inventory of completed or near completed new homes is very low
  • Ivey Homes is still pricing homes and not requiring escalation clauses in contracts. Once a contract is bound the price is set. (this is a biggie for the budget of a new home)

The Unknown

  • Material and construction labor pricing is not stable
  • Some building materials i.e. windows, stone, paint, tubs are in very short supply and are becoming hard and harder to get on a regular bases
  • Estimated closing, appraisal, and walk-through dates are shifting due to the continued supply chain issues. Ivey is communicating this with customers as soon as possible.

Thankful the “what we know list” is longer than the unknown list.
